What kinds of property do you look at?

Mostly vacant land: residential lots, acreage and rural parcels. We also consider houses and other real estate. If you're unsure, send it over and we'll tell you.

Do I need to clean up the land or make repairs?

No. We look at properties as they are. You don't need to clear, survey or improve anything before contacting us.

How do you decide on an offer?

We look at public records, access, zoning, utilities, flood and environmental factors, and recent sales of similar properties nearby. Then we explain how we arrived at our number.

Who handles the closing?

An independent title company or closing attorney handles the paperwork, title review and transfer, so the process is documented and secure.

Do you buy the property yourselves?

Sometimes. We may buy it ourselves, or we may assign (transfer) our purchase agreement to another buyer, who may pay us a fee. Either way your price and terms are written in the agreement and don't change, and we never represent you as your agent.

Will your offer be below market value?

Usually, yes. We're investors, so our offers generally reflect a discount from a full retail sale in exchange for speed, certainty, and no listing, showings or agent commissions. You can compare it with other options; there's no obligation to accept.

Who pays closing costs?

It's written in your agreement before you sign. In our standard agreement, the seller pays the state documentary stamp tax on the deed and the cost to clear any title problems, and we pay recording, the owner's title policy and the title company's fees.

How fast can you close?

The closing date is set in the written agreement, usually after a due-diligence period and the title company's title work. Tell us if you need a specific timeline.

How do I get paid?

At closing, the independent title company or closing attorney pays you directly, by wire transfer or check, after the documents are signed.

When will I hear back?

If you include an email, you'll get an automatic confirmation right away. A real person then reviews your property and follows up with you.

What if the property was inherited or has more than one owner?

That's common. Tell us what you know, and we'll explain what's typically needed. The title company or closing attorney confirms the details.
